Landscaping Overhaul in Steilacoom

Landscaping Upgrades Don't Get Any More Dramatic Than This Rental and Vacation Property!

This Steilacoom property has a gorgeous view looking over the Puget Sound with the Olympic Mountains in the distance. However, as with many older homes in the area, the landscaping had been neglected for years and was badly in need of replacement. The owner purchased the property as a vacation rental and investment property. It was important for her to complete the renovations quickly so that she could start renting it and generating positive cash flow. To simplify the process, she wanted to find one company that could take care of the entire renovation project, get the job done efficiently, and keep the cost under control. She was excited when she learned that AJB Landscaping & Fence could handle everything from start to finish and get started right away.

We began the project by excavating and regrading the yard, leveling out the area for sod and builing up the area for the retaining well. In all, we moved over 40 yards of soil. We then prepped the lawn area with fresh topsoil and laid down fresh sod.

Next, we built a new gravel driveway using 5/8" minus crushed rock and prepared the foundation for the retaining wall. We prefer this type of gravel because it lays down flat and compacts well.

The retaining wall is constructed of natural grey Encore Basalite stones and topped with 2" matching capstones. Since the property slopes downhill, the wall increases to a 3-foot height at the back of the property.

While our landscaping crew worked on the the driveway, retaining wall, front walkway and landscape beds, another crew built the new cedar fence at the back of the property. This economy-style fence, while a basic design, is sturdy and designed to last. The 4-foot wood fence creates an effective privacy screen, and will also keep the neighbor's dogs contained, protecting the new landscaping investment and also reducing liability for the property owner.

As real estate investors know, a vacant property is negative cash flow and a liability. The entire project took us just 10 days to complete. By finishing quickly, she was ready to rent in less than a month. And from an investment standpoint, the cost-effective upgrades to the landscaping will increase the owner's rent asking price, generating more positive cash flow and dramaticallly increase the value of the property, creating more net worth for the owner.
